UK estate agent. Is there a law regarding cooling off period?
Is there a UK law that states a cooling off period should be given where a client can take their property off the market without incurring any agency fees? I signed an electronic contract but changed my mind after 4 days.Thanks Sal UK.The agent I am using is an on line one and I had to pay for a surveyors valuation myself which cost 135 the agent has not been out to see the property they rely on the surveyors report. The company is Discount Property Shop also known as Express Estate Agency.

How soon can I get out of UK estate agent's contract?
The clause in the contract states The Sole Selling Rights shall be for an initial period of 16 weeks 'The Initial Period' but then continues until either of us gives to the other not less than 28 days written notice.Can I give 28 days notice at twelve weeks, so we are free by 16 weeks, or do I have to wait till 16 weeks before giving 28 days notice, which effectively means we are tied in for 20 weeks?Thank you in advance.Thank you Raysor and Kernow Lady but your answers conflict It really isn't clear from the clause, which is why I hope for a definite answer. I hope to be free by 16 weeks, but don't want to take a chance or be sued. There is no interest in the house so far, but would like to try another agent asap.
Are there any UK estate agent sites that do specific property searches?
I'm looking for a house around the 250,000 mark and am able to move almost anywhere in the UK so location not a problem the main things I want my next home to have is a big garden with views over open countryside, possibly a Grade II listed building, and a garage workshop.I've seen a few houses so far through website searches but it would make life a lot easier if I could do specific searches...
What were UK estate agents letting fees years ago? Please read on...?
My UK estate agent wants to charge me 15 % vat for full management of a property. I know that 3 years ago, or maybe 4, I had asked them and it was 14 %. Does anyone know how much it was before then? I'm assuming that in 2000 it was 13 %, and 12 % in 1995. Does anyone know if it really was like that?Just to clarify, my question is whether this percentage has gone up in the previous years, and by how much. What's the lowest anyone remembers the full management fee being? And how did it increase? Thanks again
