How come new york real estate agents get away with charging a full months rent for rental properties as a fee?
Especially now where rents are at their all time high. Many people can't afford that 3 months down payment on a rental.

I have 4 rental properties, what is the suggestion, 4 individual LLC's or just 1 LLC for all?, why? Thanks!?
Of course quick claiming all 4 properties to just one LLC is more cost effective but is there a disadvantage doing it this way? Should I form one LLC for each property?Thanks for your input.

Where can i learn more about being a landlord for rental properties?
i'm thinking about purchasing homes for a rental investment and would like to learn more about this, such as what are my limitations and stipulations? For example, what actions can should be taken if a tenant is late on their rent and is avoiding you, how long does it have to be before legal actions can be taken?, or what kind of stipulations can i put on the lease, such as can i forbid the installation on flat screen t.v.'s on the walls so that huge holes are not made w every new tenant?, or what kind of legal actions can be taken if a tenant has caused damages not wear and tear beyond the deposit? how does one avoid this? and anything else that should be known before going into such business.

Do Furnished rental properties come with a mattress?
Im a British first year Student studying and living in London.Next academic year I am leaving the on campus accomodation and moving into a rented house with 3 friends.We have viewed the property and paid the deposit and everything.Its a furnished property, comes with fridge, microwave, dishwasher, bed, chairs, wardrobes everything like that but the landlord never mentioned a mattress.In your experience have furnished rental properties come with mattresses?Thanks.

I am self-employed, I have 7 rental properties (not paid for), and I want to refinance my personal residence.?

Would you buy a house next to a rental property?
My mother is in the process of buying a new build semi. The other newbuild house next door has already sold, and I've just discovered it is available to rent. I haven't told my mother this yet, as I would rather discuss it with her in person when I visit her tomorrow.She has put an offer in on the house and it has been accepted. But is it a good idea to buy a house next to a rental property? I know that any house can become a rental, and it happens all the time. Should I invest in SEP or Rental Properties?
After a decade of dealing with tyrants aka bosses in my field I recently started my own business. My partner and I landed a contract paying us each $312 K per year for the next 5 years. I'm 33 years old, and my only debt is $126K 4.25 % for 30 years on one of my rental properties. My condo is paid off. I'm hesitant to invest in the SEP because I believe inflation is coming big time. It's in the back of head to invest in nothing but more rental properties and take advantage of low lending rates. Any ideas as to where to maximize ROI?

Moving to Pittsburgh soon, what are some good areas? Rental properties?
Hoping you all could shed a little light on the nicer areas neighborhoods of Pittsburgh and the surrounding areas. Im moving up there here in a few months. I heard northern Pittsburgh is nice? Im looking for a nice condo apartment on a golf course, or a nice 3 bedroom house in a nice neighborhood..Any specific rental properties that you all could suggest?I'll have about $1500 2000 a month to spend for monthly rent.
