I've been looking at properties here and there... I contacted one woman about a home a while ago and it didn't work out. She sent me some listing and then I found one I am interested in seeing. She seems nice, but a little slow to respond.After a few days of waiting, I contacted the listing agent.. he was on his game as he is selling the house and got me all the info and asked about setting up a meeting to see the home asap.Should I turn down the first lady? We haven't agreed on a time to see the home yet. Or should I turn down the listing agent? What if the home is the right one and he finds out it was me anyway... ughh what should I do

i've been looking at distressed homes that i can flip for about 120k for the past month now and every realtor always asks whether i'm paying in cash or that they have an all cash offer from someone else. i've already been pre approved by a lender for the amount in question. So why does it matter to the realtor or seller what kind of payment it would be cause wouldn't they get all the $ from my lender at once and i'm paying the lender back. if there's anyone to worry about my ability to pay the loan, it would be the lender not the realtor or seller, right?

My house is for sale by owner, why is a potential buyers realtor insisting on coming to see my house?!?
Okay, I'm a little uncomfortable about this. We have our house for sale by owner. We haven't really advertised other than putting a sign in our front yard. We aren't in financial burden or needing to move. We are looking at moving into a different scholar district. Anyway, a little while ago a couple came through and were extremely interested but needed to sell their house first. Well, they just got an offer that they accepted and contacted us again. He asked if we were set on the original asking price and said what range he would like to pay and asked if we could work with those numbers. I said yes and then he said his realtor would do the paperwork for 1 %. I declined the offer, my real estate attorney will do it for a lot cheaper and I trust them. Anyway, the couple is coming back through to check things out again and their realtor wants to come. I said fine but now I'm feeling uneasy about it. We will not be using her, so why does she want to come along? I asked the potential buyer why his agent was coming and he said he's not sure. I just don't know what her motives could be? Any ideas? If she thinks she will change my mind about using her instead of my attorney I'm firm about that. She also told the buyer that normally she charges 3 % but will do it for 1 %. 3 % if id actually have my house listed through a realtor maybe, but its a private sale...no realtors involved. She hasn't done a thing and I don't want her to. Advice please And I want to add that she is adament about coming.All my attorney is doing is the legal paperwork just as my realtor would do for me minus charging me 6 %. If I had a realtor the buyer would be signing the paperwork that my realtor would draw up which in the same regard would be on my behalf. So saying that the buyer wouldn't use my attorney isn't really true. They would have to just as they would have to sign papers that my realtor would draw up.Thinking further about this. Why would I have their real estate agent draw up paperwork. That would be a win win for them and a no win for me. If I did use their agent, I would not sign any paper work at all until my attorney would review it.Maybe I'm missing something. I understand that the buyer needs protection as well. My attorney is acting as my real estate agent would. If I have a realtor, they would be the one to draw up the agreement of sale, I'd give it to the buyer and they in turn would show it to their realtor and we would make any adjustments needed to make both parties satisfied. I have a real estate attorney who draws up the paperwork, gives it to the buyer....they look it over and hopefully have their realtor or whoever they chose to look it over and if we need to negotiate then we change what needs changed. If I would sell my house with a realtor, I surely wouldn't have the buyers agent draw an agreement of sale...how is this any different? We have had realtors come here and give us several estimates on market value and had an apprasial done so we knew what to ask for the house. We've also scoped the market ourselves to see what compares that is selling and has sold in our area.
Is my realtor (buyers agent) doing his job?
We are looking for a home in Savannah, GA. We are in a low price bracket and I think either my buyers agent doesn't really care about the deal, or he's just not that good. I've never had a realtor of any kind before, though, so I'd like some other opinions.I've never seen his office... don't even know if he has one. We met for the first time at Starbucks and he brought his wife. She also tagged along the next day when we viewed the first few houses. We have seen six places with him so far, and I have brought him the info on every single one. I came to our first meeting with this list of homes. He has yet to show me a house I haven't already seen on the internet, or send me interesting listings.Yesterday we saw a house we really liked. He knew we were excited to see the inside of it because we love the lot. We saw the house around 5pm. Last night I emailed him about maybe making an offer, and this morning, before 9am, he tells me it's under contract. It seems to me that it was likely under contract while we were there and he just didn't bother to find out. Also, while viewing the homes he does not tell us anything about it. On TV the realtors walk through with you and tell you about the property. At least open the door and say, " This house is 4 bed, 2 bath, and 1200 square feet." The guy says nothing unless I ask.Should I find a realtor who seems more into his job, or will no one care about me because I only want a $40,000 home which we have plenty of ?
