I cannot write off my losses because we make over $150k which is the threshold for taking losses on rental properties before selling them and taking a capital gains loss Is there any benefit to forming an LLC that will be losing and pass through to me so I can take get some tax relief?

My father owns several rental properties and eventually wants to add me as a partner. Currently he is not setup as anything special like an LLC, SCORP, etc. He simply pays personal taxes on his earnings each year. its my fault check never got to me. Now they want to charge me for check fees about 80.00 dollars worth .My deposit is 1100.00.Have copies of everything. Does a property manager, at a real estate, run a TICA check on someone who is listed on the application form as a potential occupant?I am wanting to find a rental with my boyfriend, unfortunately I found out I am listed on TICA thanks to my ex husband . Was wondering if anyone would know if we were to try and rent with my boyfriend being the sole tenant, and I down as just an occupant if the real estate will still run a check on me? Or because I am a adult, do I legally have to fill out a tenancy application?Any help from someone who has been in this situation, or knows something that may help me, I'll be forever thankful.Sorry, I forgot to add I'm in NSW, Australia.

I'm trying to get a management company to manage a house that has been rental out for me. But on the " agreement contract" it asks me for my insurance agent. It says I have to get liability insurance. Is that necessary or can i just cross that out?
Landlord did not send real estate rental deposit or any explanation within 21 days?
My landlord did not meet the time requirement in my state 21 days in California . I filed in small claims court and subsequently got a letter with an explanation 144 days after moving out. Should I continue to persue this in small claims court. I sued for double the deposit amount. Now she is counter suing. Does she have a leg to stand on if she did not meet the time requirement. Of course she showed lots of nicks and scratches after 8.5 years of tenancy claiming that I damaged the property beyond normal wear and tear.In this case she was really late in getting me an explanation. What if she were only one day late? Can someone tell me if this is an open and shut case?Thanks,
