Hi What is the standard procedure when canceling an agreement a Realtor? We are one month short of the expiration date, but there are several factors that made me close early. I wont waste your time with these things, lets just get to the bottom of things. She said she will not cancel unless I send her something that says she's entitled to the FULL comissions if any of the people she has worked with, come back. I want everything to be fair for my new Realtor. Should I counter that she only get half the commission?? that way the old and the new realtor can split the seller agent fees? Or should I give her half? I guess she has a list of names that it would apply to. Thanks.

In my search for a home, I came across the phrase " $5000 demo allowance" ....what does that mean?? This listing is a foreclosure, and that is the only difference from any other house.

My place is listed on Yahoo Real Estate under a different Location and is a bad one too. The apt belongs to a different area than the one mentioned so when people go and search it see the area they know is not a good one so they do not even bother. This is something that will affect selling my place and I understand is impossible to change it. when its listed that it has a fenced yard, does this mean the fence goes all the way around an area either front or back with no gaps? meaning, for instance, 3 4 of the yard is fenced then the 1 3 side is lined with hedges? which is what i mean by an example of gap if it was partially fenced would it be listed as such?

Is there a web site where you can check on the recent history of real estate listing prices? That is, we've seen listing prices drop for a house we are looking at, but would like to know what it was originally listed for and how much and how often the listing price has been dropped.
