Regarding real estate investment property, why would a seller report such a high replacement reserve?
What happens to the balance of the replacement reserve when selling income property? What percent of gross rental income is typically added to the replacement reserve account? Since the replacement reserve contributions in year 1 are tax deductible, are they tax deductible when used for actual repairs in year 2? Thanks for the help.
If I don't gain anything from depreciating my real estate investment property (rental), what happens?
Right now, my wife and I make more than the maximum amount allowable to be able to write off any real estate losses including depreciation on our taxes. So, my question is best stated through an example, as follows Say I buy an investment property rental for 100K. For this example, let's assume that the land is 0 % and the structure is 100 % I know not realistic, but stay with me . The depreciation would be on 100K over 27.5 years $3600 yr. Say I own the property for 10 years, so my total depreciation write off would be 36K. So now my basis is now 100K purchase price minus 36K depreciation 64K. Say I sell for 200K. I understand that my taxes on the sale would be as follows I would be taxed on 100K of " appreciation" taxed at 15 % I would also be taxed on the 36K depreciation recapture at 25 %My question is, if I never get to " use" that depreciation on my taxes because I make too much money for the 10 years that I owned the property, do I still need to pay the recapture, or does some magic happen?I hope this makes sense Edit Thanks Wayne Z A clarification question to your number 2 In my example, I'm assuming that the losses are deferred until I sell and that my income doesn't drop below the limit until after I sell. If I have the 36K in depreciation i.e. " losses" at the time of sale, how does this factor into the sale? So, looking at your answer, you say " ...deferred until you sell the property..." . Once I do sell the property, what happens to all of the deferred losses? I apologize for my ignorance
Can I use an accelerated depreciation schedule for residential real estate investment property?
I understand that I will need to use a 27.5 year lifespan for residential real estate investment property, but it is unclear whether I have to use straight line calculation or not. I seem to remember there being an accelerated depreciation schedule available for 27.5 year lifespan property in the past, but I cannot find it on the IRS website now. Any help would be appreciated. Question about loans and taxes on real estate investment property?
I own an investment property that I paid of 39K. The property is worth 60K giving me a loan to value of 65 %. If I take out a second loan on the property to do some repairs for 9K giving me a total loan to value of 80 % 39K 9K 60K of the value and then sell the property for 52K, what do I pay takes on?Is it the difference of the sales price of 52K minus loan 1 of 39K or is it the difference of the sales price of 52K minus loan 1 of 39 K minus loan 2 of 9K?Thanks Alex in Memphis, TN
