What business type should I start my real estate investment company as?
I need some good advice on whether I should start my California based real estate investment company as a sole proprietorship, a partnership of some sort, or some kind of a corporation. The general purpose of this company is to purchase and rent out residential and commercial real estate. Any help would be greatly appreciated.

I am trying to decide if I want to invest in real estate with other people or if I should just do it by myself. I think if I invest with other people I'll be able to invest into more properties and because of the lower risk.
What lender/lenders will finance houses for a real estate investment company organized as an LLC?
I have had an individual ask me if I can help him buy and finance houses in an LLC. He has found several investors willing to put up the money to buy dozens of homes a year, but no one individual member of the LLC wants to be the personal guarantor. I've heard that there are some hard money loans out there for something like this. If this is my only route, how do I go about finding them?

I have run across large investment companies which state that they will use their money to buy a rehab that you found. Once you oversee the repairs and marketing, and the house sells, they share the profits with you. Has anyone else heard of this? Are these companies legit?
