Has anyone heard of the large real estate investment companies that have you find the property but they buy ?
I have run across large investment companies which state that they will use their money to buy a rehab that you found. Once you oversee the repairs and marketing, and the house sells, they share the profits with you. Has anyone else heard of this? Are these companies legit?

I'm almost 90 % sure that i want to start my real estate investment company as a corporation not a LLC. I was wondering is this a good idea. Also, can't i sell shares of my company to private investors to raise capital. Any advice on starting a commercial real estate investment comapany will help.

What lender/lenders will finance houses for a real estate investment company organized as an LLC?
I have had an individual ask me if I can help him buy and finance houses in an LLC. He has found several investors willing to put up the money to buy dozens of homes a year, but no one individual member of the LLC wants to be the personal guarantor. I've heard that there are some hard money loans out there for something like this. If this is my only route, how do I go about finding them?

I am in the process of setting up a real estate investment company with two other partners. We want to know whats better to set up a Corporation or an LLC.
