I've been pondering the concept of joint real estate investing...?
As in going in on an investment property with another or possibly a few other serious individuals. I'd like some professional opinions on if this is ever a good idea, and if so, the ideal scenario for it to work. I realize this question is very broad, but I'm just trying to decide if it's something I should even spend anymore thought on. Thanks

Getting great returns through real estate investing?
Imagine I'm a real estate investor. I buy a piece of real estate house for 1 million dollars. I lend it for 100k a year. I do this for 10 years. If the market return is 6 % at the end of ten years, I have a house which is now worth 1.06 10 1,000,000 and I have 1 million dollars in money I got from rent, and an asset house worth 1.79 Million dollars. I sell the house and now have a total of 2.79 million.To summarize, I started out with 1 million dollars, and ended up with 2.79 million dollars after ten years. This, to my calculations, represents an annual return of 10.8 percent Many hedge fund managers spend years and years of studying how markets work to get such a return? Why is it so easy for me? I mean, Just rent a house and get a great return Whats the problem with my Logic?
I want to get into real estate investing, should I work at an hourly job or a commissions sales job with goals?
Just want someone's opinion on this. It would probably be selling furniture. But you have to meet goals, so I just wanted to know do you think it is better to work and hourly job even if it is less money than a sales job, to have more stability while doing real estate investing, or should I go ahead and sell furniture with goals and its not a big deal? If someone were to give me $100,000 to invest in real estate, is it best to set up a LLC or how should I approach things?Basically the investor gives the money and I do the buying rehab selling portion.Then we split the profits 50 50. Where would you suggest getting started in real estate investing, greater Chicago land or greater Grand Rapids?
I'm currently in Chicago but we're considering relocating to western Michigan. I've done a few flips in the past and I'm planning on getting back into real estate investing. With the economy the way it is, I will probably start by focusing on rental property apartments and other multi unit properties for cash flow rather than flipping but would like to flip again when the economy allows for it.

I want to get involved in real estate investing. I want to purchase rental properties that yield a profit. But I have two questions 1. How can I figure out where a good place would be to invest? I cannot invest in my city, because its too expensive, but I was thinking about maybe Detroit or Seattle.... Yet, I don't know how to find out if these are good markets.2. I see turnkey properties advertised, but they make me weary. Why would an owner yielding heavy profits sell a home. Granted, some may need liquid cash, but these still sound too good to be true. I've been arguing with my mother as to whether I should become get into real estate investing or becoming a real estate agent. Which one is a more reasonable career choice to make with the market being the way it is right now in California?Well I wasn't trying to argue with her. I just put a bit TMI. We argue over EVERYTHING. There is no way to please that woman or just have a simple conversation. I already have an AA from my local community college but it's theatre so there isn't a damn thing I can do with that degree.

Investing help! Real estate investing question...?
ok lets say I had someone willing to give me $100,000 to invest in real estate. I figure the best way is to buy these condos near me selling for between 30k 50k for a 2 3 bedroom 1200 1500 SF condo.Then clean them up a little, new paint carpet little touches into each. Then sell them for 20k more than what we are out.Well here is the problem. People cannot get financing with these condos because the tenant owner ratio is too high. So does it make sense to do an owner financing option at that point?So basically Lets say I am into the property for 50k, and I list it on the MLS and a realtor finds a buyer that will buy it for 75k if I do owner financing. The problem is, that is going to tie up most of the 100k right? How do I work around this so I can still have money to buy and rehab other properties and still make it so I can do owner financing?Thanks for the help

Hi I'm a college student and i want to get started investing in real estate. where is the best place online or maybe a book to learn the fundamentals not one of those get rich quick scams ? My college does offer courses but i have to take others for now.
