How do you file a complaint against a real estate broker?
A real estate broker came in to the condo we rented without knocking and came up to my wife and demanded the keys in a nasty voice. What agencies can I file complaints against her? State Dept of Corporations? State Real Estate Commission Boards? Federal agencies?

Is it illegal or immoral in Florida for a real estate broker to just do your paperwork for a reduced fee?
We are selling our house but we are skittish about the details of the contract. We don't need to find buyers....we don't need anyone to negotiate a deal for us....we don't need any real estate service OTHER THAN we would like for someone to take care of the paperwork for us. NOT represent us, just look over our paperwork and help us not to get screwed. We called a broker and told him that we didn't want to list our house and we didn't want to use the MLS....we just wanted to try and sell it ourselves for a while and see how it went. Well, we have 3 interested buyers already and we have been offering counter offering and it appears our house is in demand...it looks like we are going to get our price. So, that being said, can I hire a real estate broker JUST to do our paperwork for a discounted fee? He has offered to do it for 2.5 %. Is this legal, moral and ethical? Will he get in any hot water over this? Do I have to tell the buyer's agent that he is " checking my paperwork" for me?

Is it just as efficient and less costly to use a real estate lawyer instead of a real estate broker?
We are selling our house and have decided that we could offer it for less if we didn't use a real estate agent or broker. There is no timeline on our sale so we are going to try this and see how it goes knowing that the exposure that an agent gives is many times what we can put out there. However, we already have a few interested buyers and now it's getting to the point where we need someone to help us with the legal stuff and paperwork such as looking over the contracts that are offered and such. Would it be less money for the fees to hire a real estate lawyer? Do they do title searches and take care of the title company, inspections, appraisals, etc., etc.? We are nubies at doing this " on our own" so we don't want to make a mistake. The reason we are inquiring about this is because our realtor did offer to do our paperwork and all but at fee of 2.5 percent which will be over $5,000. Any help and suggestions would be greatly appreciated. Thank you.

He is a park manager for a moble home park, so all the owners list with him as he says he is a broker, other agents who have listed in this park, never sells a home as he doesnt approve those agents buyers to live in the park, so then he tells the sellers, your house will sell if you let me sell it, charges $1000.00 to the seller, there trailers selling for $9000. 70,000.00, he sells them way below, his license has expired in 8 09, but yet his certificate on his wall is to date. not expiring till 2016, he charges the buyers $1000.00 also for the paperwork, since 12 09 he has sold some 90 homes in here and also not reporting any of that income to the irs. also i want to know how to report his income to the irs, as he does all the side jobs in the park also, making even more money. when you pull up his info on the state of ca dept of real estate, it says he is a broker but his license has expired 8 09, who can i report this too, its in rancho mirage ca. thank you jason tillbourne
