I have searched some organizations online and all they really want is for me to pay for credit reports through their " approved" credit reporting companies. I already have one of those and they will give me the same info that any of the rest of them will. So, is it possible to just find and agent and work out the details rather waste resources that I could use otherwise?

New Contract with New Real Estate Agency?
The contract with my former real estate agency expired a week ago. Prior to that a potential buyer viewed my house twice and now their agent called me directly as I have no one representing us anymore and said her clients will be putting an offer at the beginning of the week. It states in my previous contract if I do not sign with another agency within a 60 day period any persons who viewed the house while I was under contract with them and makes an offer and we close on the sell that all commissions will default back to the former agency. If I do sign with a new agency then none of that applies.I have been in contact with a new agency, haven't signed a contract with them yet. I told the agency I am considering using.. it's very likely that we have an offer coming within a few days and asked her if we do get that offer and we close with those particular buyers would she consider lowering he commission costs just on this only and put that in writing in the contract, I do have the names of the potential buyers so there is no question there.. She said is willing to do that and recognizes that her company hasn't done a thing to earn that commission the buyer agent will still get her commission no matter what But Wants to Wait until the offer comes in Then she will tell me what the commission rate will be for this deal....Is it that the only way the commission would default back to the original agency would be if we accepted the offer without having a new agency in place?The original agency was a nightmare to work with and believe me I don't feel sorry for them if they lose their commission..Also, I am aware that the agent who is having me wait until the offer comes in is not allowing me to contact any other agency to see if they are willing to lower their commission of this particular deal...wasn't born yesterday just not aware of the legal aspects of real estate.Thank you in advance Funny you should advise me of this as I just got off the phone with the buyer's agent and she is giving me a reduced commission as she will be a duel agent if we have her list our house and begin a new contract with this exclusion if the prospective buyer falls through we are in no way obligated to continue the contract with her. She was our agent when we bought this house 10 years ago, In addition, both her and my former agent work for the same agency so, had to get approval from her broker to do this. I did receive a letter from my former agent listing potential buyers, concerned I emailed the broker about this, he informed me that even if I re list with their company using a new agent I will NOT be obligated to pay any commission to my former agent or if I use an entirely new agency no matter what. That clause is to prevent sellers who's contract ran out, from selling their property and pocketing all the commission monies from " potential buyers" who had previously seen the property

Why do real estate agencies list square footage of homes when selling them?
If it is the buyers responsibility to make sure square footage is correct, why even list it?Since the realtor can advertise lies and not be held accountable, why list it? If a house is listed as 3000sq ft with 3bd and 3 baths and is really only 2500sq ft with 2bd and 2 baths why can the realtor lie. If the buyer must double check the listing, then why list anything but the price of the house?
