I need some real estate advice, please?
My husband and I are real estate virgins. We are about to enter escrow on a house we both love, but it's at the top of our budget and it's 4 bedrooms when we are currently just a family of 3. We definitely want one more child, but at the current time don't know when we want to have another or know when we will financially be ready for another. But assume it's smart to get a house better prepared for it when the time comes for another baby. We like the idea of 2 kids a guest room since we will be over a hour away from family so we will have visitors often.Well, here is where I start to get cold feet. We are a family of 3 buying a 4 bedroom house at the top of our budget...I just get this feeling it's a stupid move to buy a house that is 2 bedrooms too big for us even though we plan on our family growing but are in no rush what so ever. Though, I don't want to buy a house that is just a step above what we have now we have a 2 bed 1 bath duplex and in a few years we will most likely grow out of.And I also have a question If in a couple years we realize we don't need such a big house, I know we can sell it but I'm afraid of it not selling and us having to sell it for less than what we bought it for which would really be devastating. So does anyone know what the real estate world will look like in the next few years? And can you just give me some kind of guiding light with the issue causing me to get a bit of cold feet? Thanks so much Thanks so much for the advice so far. At the current time, my husband and are are really getting cold feet and just have a gut feeling we should not go through with this deal. But we already sent in an earnest deposit of $2,500 and know that it is for if during the escrow time we decide to back out suddenly then they can keep it as compensation for the time we have " wasted" on their part. But we JUST got an acceptance on the house and they have not even taken the money out of our account yet, so how do we go about backing out on the deal without our deposit being taken? I'm a little worried that when if we tell our agent that we no longer want the house, she will not help us get our check back. Also, since we do have an acceptance and are in contract, we CAN back out, correct? Can someone please explain what our options are?

Need real estate advice. Calling all agents, brokers, and attorneys.?
Here goes. I bought a house 50 50 with my cousin with zero down. Recently she got into a car accident and doesn't work. She gets some money from insurance but SHE said she can't afford her half of the mortgage and wanted to refinance in my name and my fiances name. We got the loan and all the paperwork is complete. She hesitated BIG time signing the quit claim from the title company. She wants to get PAID So we bought for 290K and the house appraised for 312K. Payoff was 292K. The quit claim fees are 2500 bucks for her to get off title. The closing costs were 7k. Once again she wants MONEY Since we didn't actually " sell" the house she doesn't think she's entitled to have to pay closing costs because I got the house. I don't think this is fair. I don't want the house but the market here is too slow and everything sells for about 10 % under appraisal. Selling isn't really an option. She eventually signed the quit claim and I wrote up a little letter stating she has to pay taken out of her 10K " equity" half of closing, half of the home appraisal, and her half of the quit claim. I offered her about 500 bucks more than the actual numbers shown I offered 4k, the numbers showed about 3500. My questions is can she take legal action against me to get more money than I'm offering. She signed my little letter with the amount and my 12 month intention to pay. Not a legal document but I can't afford legal fees. What can she do? I don't trust her one bit. Once again, all paperwork is submitted and the loan should fund on Wednesday. Thanks in advance guys.OOPS. Didn't mean to put it here on small business.

Best person to ask for real estate advice?
Who is the best person to ask for real estate advice? I'm looking to buy cheap properties right now because of the way the market is, but I don't know who to talk to about it. I don't want to go straight to a real estate agent, because he she may be looking for their own best interest. Is there someone who may possibly have a great list of properties that are for sale, but not largely publicized?Thank you.

What is the website that has real estate advice that sounds like autom?
I heard an ad for this website on weei in boston

Need real estate advice from experts (attorneys, etc.)...?
My parents own a farm and made an agreement with an adjacent landholder to purchase some acreage on land contract. They have been making payments for some time, as well as separate payments to cover the taxes on the property. Last year, they found out that the owner had not paid the taxes on the land, and it was being foreclosed by the county for back taxes. I did some investigating and found out that there are also thousands of dollars of liens against the owner, but the liens were not put into place until a few months after the legal land contract. The owner entered into a payment agreement with the county, but soon reneged again, and the property was going up for sale for delinquent taxes. My parents stopped making payments at this time because they felt they were wasting their money, and we made plans to try to purchase the property at auction. At the last minute, though, the owner somehow came up with the money and paid all the taxes owed. However, in spite of my parents' attempt to contact them and messages left, etc., they refuse to return phone calls. My parents offered to pay them the remaining amount in full, but they will not respond. These people also sold some other land nearby to a neighbor. The neighbor paid for the land, but the owner refuses to give them a deed. He has even been ordered in court to give them a deed, but has not complied. He lives in a different state. At the most recent hearing, the judge ordered him again to provide the deed. At that time he said he was filing bankruptcy. I don't know what that has to do with why he can't provide the deed, but now we think this will allow him to keep the land, or even re sell it, and be free from his liens.Need some advice or help. Some way to get around this.

Legal real estate advice?
selling a condo in florida. Had good sale. The condo has a litigation process going on with a contractor. That caused a problem with sale for they would have to hold out money " pro rata" until settled. Ok, second issue, the buyer could not get a mortgage due to the condo having many delinquinces. The bank feels at risk due to this. This has caused a big problem for this sale. What is my recourse against the condo? Im actually stuck with this condo until all is resolved?

Real estate advice needed.?
Is there a site I can go to,to get free real estate advice.I'm considering renting a house at the beginning of next year. I currently rent an apartment. But I would like more privacy. People say if you can afford rent,I might as well buy a home. I'm not 100 % sure if I can afford it. I have no money saved for a home. But people say it would be better and cheaper to buy a home. I need options and advice.

Real estate advice please!?
Okay we bought a 3 bedroom 2 bathroom manufactured home on 2 acres of land in January. We bought it with the thought of possibly building a new house on the land one day but things have changed and that will NOT be happening. I want to sell but my boyfriend doesn't. He thinks it will ruin his credit if he sells too soon. When is the soonest you can sell a home after you buy it? I am concerned about selling it soon because it IS a manufactured home and I hear they decrease in value over time. I don't want us to LOSE money. This was a mistake obviously, I am worried. It is a nice home though it even has a fireplace and is better shape than my own mom's house. The location is great also we live only 5 min from a really nice lake. I guess my main concern is I want to be able to sell the place for the same we bought it for and not take a loss. My bf wants to pay it off then sell it so we get the credit and so we can use the profit for a down payment on the next house. I just don't want to pay off a place that might be worth less after its paid off. Idk, maybe I am worrying too much about it. Anyone got any advice? Also can anyone tell me what the hec is a short sale??? thanks

Real estate advice, renting a pre foreclosed upon home?
I need help... We are in the state of Florida and have been served with pre foreclosure papers as John and Jane Doe, tenants. Our landlord has given us a song and dance and has told us that he will hold us to the end of our lease, being July 1, and he feels there " should" be enough time. I have a high school Jr. and Sr. I would like to move out. What are my rights? We have been relocated due to a military move and really need to stay in the area. We have spoken with the bank as well as the attorney for the bank and were told that the landlord did not reply within the twenty days. They were up last month. The bank said they are simply waiting on a court date. I honestly can not live like this and find it hard to believe that the landlord has so many rights. I have always paid my rent, I just want out of this situation. I own a home in NC with tenants and could not imagine placing them in this situation.

Real estate advice, what should I offer?
I'm looking at a place listed online. This is an owner financing deal with a precentage down. They are asking 80k, but the county tax assesment is $68,900 and the direct sales estimate is $85,200.Real estate isn't selling well, so I guess thats in my favor. What should I offer them? Also, they are charging the " prime" interest rate. How is the prime rate figured?

Real estate advice. which to pick?
I am looking at a couple of condos in the same sub division. Same size and features. One is an end unit with older style wall paper carpets and kitchen. The other is a non end unit with hardwood floors and an updated kitchen. The updated condo is 2000 less than the end unit. how much more value does an end unit typically have. Also, How do you go about getting out of a lease in an apartment when buying a home?
