What are the downfalls of purchasing land and then building?
My husband and I are looking at this lovely 19th century farmhouse that is selling for cheap. The foundation is falling apart the long sides of the house half way up the foundation on the inside is bowing in and the stones on the outside are falling outwards so we're thinking our only real solution will be to dispose of the house preferably to the local historical society , rebuild the foundation and then put a replica up. In our area most of the property is long and narrow, not only is this a corner lot but it's a couple acres deep and several wide. There is also an amazing barn built 1879 on the property that would require some work to fix but nothing horrific, which is why we're looking at getting this particular piece of land.He have every intention of having a foundation specialist come out to give us a professional opinion on the barn but want to know what the downfalls, if any, there are to having a piece of land and then building on it later. We're selling our current home now.I'd get a replica because the house is beautiful and the layout is phenomenal. To keep that house would require new well, new septic, new plumbing, new wiring and gutting it down to the studs and evacuating the critters out of the walls.

do you also own the air space above it and the land all the way to the center? if not, does it say in the contract how far down is yours? is it a " federal offense" to dig too low or build too high? how does all that work? references if possible please

If I wanted to buy land to move my existing dog rescue, would the land go into the name of the non profit? I am looking at a property that also has a house on it that I would move into. Id like information on how that works. Thanks
