Is it good time for property investment in Singapore or Malaysia?
We are planning to invest in real estate in Singapore or abroad and would like to know if its good time for any such move? Also which do you think is more favourable for overseas property investment Malaysia or Thailand?

Would this be a good way to get into property investment?
Story Have seen a few properties for sale at between $110,000 and $120,000 in regional Victoria which claim to have a past rental price of $150. Current tennant etc etc.After doing a few quick searches I found out that according to the latest figures, regional victoria is growing at a faster rate 1.9 % growth compared to .9 for melb from memory . One important thing I did read was that unoccupied rental properties were scarcer in regional vic. Higher demand in regional areas. My Idea Save $30,000 a year for 4 years T $120,000 easily do able Take $120,000 and buy one house outright so there would be no martgage. At the same time, buy another house with finance $110,000 loan . Then rent both houses out for roughly $150 pw each. According to basic online repayment calulators, repayments on a $110,000 10 year loan at about 9 % would be roughly around $300. So rent from both properties would cover repayments. Then just wait and let other people pay the mortgage and after 10 years I end up with 2 houses for the prices of 1.Does this all seem do able?And yes i realise that there will be times when they are vacant and not bringing in rent, but since I wont personally be paying any mortgage I still will have disposable income and so will be able to cover repayments during tougher times. There must be a lot that I missing as this all seems quite easy. Seems to me like a good way to get your foot in door.Can someone bring me down to reality?Thanks in advanceObviously its not $300 a month.... its $300 a week. Though u might have picked that up when I said I'd get $300 PER WEEK rent from both houses. and since I will after the first 4 years go back to saving $30,000 a year I should have no troubles covering insurance and taxes, and times of vacancy etcetc...bull I dont mean $1500 a month...i mean $150 per week $600 per month . So both together $300 per week $1200 per month .

How do I write off HELOC money lost on a bad property investment?
In 2004 I got a HELOC on my rental home and used the money to invest in other properties with other people. Those other properties have since gone underwater and were sold at a complete loss. I had 28k invested and the house lost 100k in total, so I got zero money back. Basically I need to know how I can write off the loss on my taxes.The property we purchased was a foreclosure, all cash purchase. The ideas was to fix it up and sell for profit. We sold for loss. I only have the closing statement and the Quickbooks accounting of the house.

St Lucia property investment?
I will try and keep this in a nut shell. A friend has been given the opportunity to invest x amount of pounds from his pension fund into property being developed in St Lucia. The return from this investment would be x amount of pounds on the basis that 30 % of the return goes back into his pension and the rest just goes into his bank account. Once he has made the investment apparently he owns x % of the property with the developer owning x % of the property, with my friend then effectively having to pay the developer x amount to pay off the rest of the property via a % of his return. Ultimately he will then have the option to sell the property for a nice profit or continue to rent it out.Sorry I am not great at explaining these things but has anyone else ever come across this kind of opportunity and is it too good to be true.Cheers.

I've been told about interest offset accounts..where you put everything in there, live off the credit card then after a period of time the money comes out and pays off the credit card.Is that a way to basically cut interest down?What I would like to know is...if you use the equity to buy investment properties how is that profitable? i am looking to buy my first property investment in California? I have a purchase contract and we opened escrow a few days ago. the appraisal with through with no problems. I make 4166 per month income and only debt is 580 month student loans. I already have a lease contract on the property for 2900 month to show the lender. People were literally knocking the door down to lease it The mortgage payment plus property tax, home insurance is exactly 2900 month, so I break even. My lender says my DTI should be 49 % or lower...but its at 63 % according to them. How did they calculate 63 %? Why won't i get the loan since the rent coming in covers all the mortgage costs? please answer both questions..thanks
