Realtors: I work in new home sales. What if a client does not put your name on a registration card?
Specifically Texas. Do you really lose out on that deal? It seems as though a buyer should get to decide if he wants to be represented prior to contract. a buyer has no idea that they are signing away their right at that time. ..but my company seems to be pretty set. If I get a call from my realtor that so and so will come out with them to place a contract on a home, I have to tell the realtor to not bother coming. Does anyone else think this is against the law or wrong?Can you help to provide Respa law. I'm going to bat for reators and the clients it seems.

I have been a mortgage loan officer for about 2 years now. I just got hired for a new homes sales job. The market in my city is doing pretty well as far as the sales. My questions is.. if there is anyone in the business out there....What is the key to be successful in the new home sales business out there? I love new challenges and have always taken big chances in life..i am pretty adventurous....so this is my chance that i am taking...any tips?

With consumer confidence and new home sales up, it is almost 100 % sure that the Feds will raise short term interest rate again in December and likely in January. Will long term rate move up more? With current mortage rate, buyer are still willing to pay premium for houses. Clearly, easy money are still out there.
Realtor relinquishing commission on new home sale
My realtor is relinquishing his commission on our new home sale, I want to know what my options are as far as the way I can use it i.e. can it be used against downpayment or will the builder use it to reduce the sales price of the home.

Hi, Looking to buy a home from possibly several builders of most interest are k hovnanian. Curious to know what their compensation structure is for their salespeople to know how to properly negotiate. For example if they are compensated based on margin then they are not incented to give you any discounts vs. if they are given a fixed comission based on each home sold.any insights? if not k hovnanian, please feel free to comment about other builders.Thanks in advance for taking the time to respond.
New homes sales pay seems low?
I am thinking about working at Grand Homes in dallas, I went to an orientation, they pay 2 % of the sale with a 2k base draw which must be paid back the houses are arund 250 400k, i have extensive sales background and it says they pay 1 % the first 6 months and then a reevaluation after that to see if they can pay you a higher perentage.I heard other companies pay 50k base plus 2 % commission, anything seem wrong, should i negotiate that I have an extensive sales and business ownersership background so I atleast deserve 2 % because theres no BASE PAY?its 1 % if you have a history of sales success in another industry, I have owned two retail furniture stores, been in sales since I was 18, im now 25 and can sell the hell out of these houses. they are expanding when other home builders are slowing down, it says new to sales 250 per sale when working with apro, 1 % for first 6 sales, then 1.5 after , then reeavluation after 6 months, then it says 2 % for experienced in home sales, I need the 2 % , otherwise I will not be making enough and ill be taking draws and paying them back forever. The only way I will be able to make 100k a year best case scenario like top producers is to get the 2 % , its the difference between 50k or 100k a year, thats a HUGE deal, especially since I am a sales professional. I dont want to lose the job, i am going to the final interview this week and want to make sure they put me at 2 %, should i say if i dont produce you can always cut my percentage down? show my confidence?

Help!! New Home Sales or Crappy Radio Station?
Real estate sales? or crappy Radio Station?For 6 mos. now I have been working selling advertising for a children's radio station and I have been pretty miserable. Before I was hired, the manager told me I would be inheriting an account list, that was a lie. He wants us to cold call from the yellow pages. 20 new businesses a day. This is fine if you are a telemarketer but I did not get a bachelor's in advertising and marketing to sit around calling businesses selling a station that no one listens to. No one in the office is really selling anything and my manager is threatening to let us all go. Oh, and we have to drive to our appointments on our own gas. Should I quit?I don't really know what to do, I have been practically offered a job in a new home sales community but I know it is probably not the time to get into that field. I wouldn't mind it, but I just don't want expectations to be unrealistic. Any thoughts?
