Anybody know of any estate agents or letting agents that dont do credit checks?
My letting agents are taking me for a ride. What can I do?
My partner and I applied to let a house from a Nationwide letting agents weeks ago. I paid the 235 application fee reluctantly, as supposedly it only costs 35pp to check references and days later they called to say that our application has been granted and they just needed to receive gas and electric certificates from the landlord before we can move in. Since then, they have come up with several different excuses, usually along the lines of " the landlord is coming in today to drop off the certificates, so we will definitely be in touch tomorrow" . I currently don't have a house to live in and am staying in a relatives spare room with my partner and our 10 week old son. Clearly, if the fault is with the landlord for not presenting the certificates, then the letting agents haven't done enough to push a resolution. I am at the point now where I feel that they should be refunding my application fees due to the huge inconvenience that they have caused, and because they have not provided the service that is required of them. What chance do I have for getting my application fees back?
Are letting agents /landlords in the UK very flexible?
Since I had children I have always had a low income, different circumstances at different times but as a nurse my income was always low.Because of that I have spent my entire adult life juggling my money and just keeping going, which means my financial background is not very good.I am now retired and receiving a pension but I have inherited a considerable amount of money which means I no longer need to juggle. I want to rent a house and am more than willing to pay six months in advance plus deposits and expenses ,none of which will be any problem to me now and paying monthly rent after that will not pose a problem either. Would they consider renting to me under those circumstances? i can give character references and of course they will see that I am not a troublesome tenant if they rent me a place as all my problems in the past have been finacial. Do you think if I went into a letting agency and explained this and could even offer a years rent upfront that they would consider me?I have no desire to own a property as I do not want the extra worry of major maintenence jobs ,I don't mind the minor stuff such as redecorating or unblocking sinks etc but just don't need the hassle of having to get the exterior painted and possibly roof repairs etc. There is a lot of work in keeping your own property and I am getting older. I have more than enough money now to keep until death .If I were younger I would buy but as i am not and I can afford to rent a much nicer house than i could buy ,renting is the way forward for me. I understand a landlord might want the property back before I want to move but finding another rental would not be so hard.I know I am not a troublesome tenant and will look after the property etc and the rent will be paid on time so it is just this first rental that worries me ,hopefully both landlord and I will be happy and I stay till I die but if not I will have good credit reports etc

Letting agent not attending viewings?
We are currently living in a rented house, and have various letting agents arranging viewings to our property for tenants after we vacate. However the agency are arranging viewings, but no one from the letting agencies are accompanying the viewings. Therefore I am having to show viewings around the property, give information and be on my own for these. I was just wondering if this is common practice I feel like I am doing the agents job for them Anyone else experienced this?
How do we get a letting agent to take us seriously?
We live in a ground floor flat, with another couple upstairs both managed by the same letting agent. We noticed Saturday afternoon that the sewage pipe from upstairs has blocked, and raw sewage is spreading out over our patio. I called the letting agent, and was told that someone would be around that afternoon which never happened.Couldn't get hold of the letting agent on Sunday, but left a strongly worded email asking them to send someone round as soon as possible. Anyway, just got home now on Monday evening and nothing has changed in fact, it's worse .I am pretty fed up with these guys not taking us seriously, but am at a loss as to what to do next...Any advice would be gratefully received MattSorry to be unclear we're actually in the UK I am aware that letting agents have a duty of care to tenants but where does this appear in British housing legislation is it common law? Thanks for all your help
Letting agents fees are a rip off?
letting agents fees ripped me off by charging me 200 UK ONLY PLEASE when we move in to rented property in London we paid a holding fee of 200 plus 75 each for our applications.I queried the 75 application fees and asked what it was for. Paper work, credit checks and references. Then we asked for a break down of the rest of the money which we will have to pay. They told us it was rent guarantee insurance which i never ask for or wanted. They said that the landlord insisted on this as it was a condition of the tenancy and charged me an additional 99 each .Has anyone ever heard of this before and should i be paying this ?? I know renting in London is not cheap but this is a pure rip off .
Letting my flat out letting agent?
I let my flat out 2 years ago and signed some terms and conditions with the letting agents, will the t& c's still be valid for a new tenant? I wanted my sofas back to sell them to a friend, but the letting agents is saying sorry new person has moved in so no yes i knew he was moving in and should of got them out, but without asking me they just allowed him to use them, so now they're getting funny with me, also i haven't signed any tenancy agreement, anyone know where i stand please?Just so you know one moved out on the 13 the other in on the 14th
