Stamp duty on house sale?
If you have a house for sale at 130,000 can you ask the buyer for a 5000 deposit so they dont have to pay stamp duty? is this legal and what would the estate agents think
Is every house sale a freehold?
i am looking at buying a house listed as a freehold. are all houses sold a freehold?yes i do know what a leasehold is. i had a 99 year lease on my subway franchise. my questions relates only to purchasing a residential property. i understand a fee simple and a life estate freehold. i am enquiring about other types of house purchase available.
Can a 2nd charge on property stop a house sale?
Two charges one is the mortgage company 1st charge no issues 2nd is a private unquantifiable charge can this 2nd charge party stop me selling my property if they won't get the money they are after as the house isn't worth enough?My ex husband put the unspecified amount charge on the property and tod me I would be stuck here for life. He had hidden all he's assets and used legal aid and I now have a bill of 12K he has died recently and the open amount charge is now in he's sons name and he's now saying I'm going to be stuck for life. I cannot pay anymore solicitors fees. HELP required please.The house was only ever owned by me and the charge I tried to sort with divorce I am now 3 years on and still not sorted I thought I was signing a charge in favour of my deceased husband giving his yard to his son not until divorce did I know the charge was in his sons name and on my property for a unquantifiable amount I have stuck here 5 years and now the son is kicking up as his dad has died but he has never had any interest I am stuck
Rejected Bid - UK house sale?
We put an offer of about 2.3 % lower than the asking price on a new build house and it was REJECTED. Sitting here shocked that they've rejected an offer so small below their asking price.I think they know we really want the house, but the small saving would have really helped us out and allowed us to buy outright and still have a bit for new furnishings. I also believe it's principle. Why should we give all this cash to a company that won't budge. the thing that also pee'd me off was the sentence. We aren't prepared to reduce to that at the moment. surely based on the current market and the guaranteed sale you would expect them to cut a little of their profit.Not sure what to do now, as I don't intend to meet their asking price.look elsewhere?telephone them to confirm we won't be increasing the offer hoping they will back down reduce the offer and tell them to contact us if the price drops to our valuation.Don't have any experience of haggleing with such amounts.Bibs, Thats my thought. If a company don't have that flexability, then they aren't worth bothering with. When i took the call, i didn't give them time to explain further. i just said fine and hung up. I couldn't believe my ears When I recall the conversation and she used the words " not prepared at this time" . That tells me they would in the future. I find it crazy that they won't do something now, but which they would do is say 2 or 3 months. I think it the current conditions if you have a chance to sell, then sell I done some research on the land registry and some of the ones which have been sold so far seem to be cheaper than the price we are stuck at. I know there are diffent style house on the development, however, i'm sure what has been sold so far were more expensive then the one we are looking at. That leads me to belive some of those have been sold for less than our offer for a higher specColin, you talk alot of sense, but... i'll stand my ground on this one. I am an understanding guy. if they had said no, but, hey.. we'll throw you in a kitchen upgrade and thicker carpets. I wouldn't be having this conversation. I've still got sales office calling me on developments we showed an interest in a couple of months back, so i expect our asking price to be met in the future and for they lovely sales people to be begging for the cash. We'll look elsewhere whilst we await their U turn. The hosue isn't completely built until decemberI don't think 2 % less than the asking price is an insulting offer. If you won't try and negociate on a purchase such as a car or house then thats your loss and you must have more money than sense.
Will house sale money go to my mother's care?
My mom is 77 years old and has said she has Alzheimer's for the last 2 years. My mom is close with my cousin and she told me the hose may be sold in a year or two. My mom can't even afford the house and has a lot of credit card debt. Since I am the son I feel I should be making my moms decisions and I feel the house should be sold now but she doesn't want to leave. If we get money from the house will that be spent every month until it is gone or how would it be paid. She has hospitalization but nothing like nursing home care. Will we be able to protect this house sale money or will we have to use it to pay for her care?
What are my responsibilities to a purchaser after a house sale?
I've been hearing from my realtor for the past month that the buyer of a house I sold has been experiencing leaks they claim are due to renovation work I did prior to the sale. I've reqquested an itemized list of their costs, with no response. Now I hear from the realtor that they will be having their lawyer contact me.Any idea what I may be liable for in this situation?

Our trust reports on a cash basis and is in the business of buying land, developing it and selling it. If we sold property off the plan this FY but settled next FY, would we report the profits next FY because that is when we received the cash?

Hi, I would be selling one house to buy another one in the next 1 year or so . I am aware that once I sell the older house, I can invest proceeds in the next house and not be taxed for capital gains. However, my question is that if I put the money is a term deposit in the meantime, will that also be taxed?Of course, I meant if the interest would also be taxed.
Capital loss on inherited house sale?
My aunt died in January 2007 leaving the house in a trust agreement illinois to myself and my two sisters. The house was appraised in February 2007 for $259,000. In May 2007 I bought out my two sisters shares from the trust agreement. I sold the house in September 2009 for $230,000 and expenses of about $10,000.Nobody lived in this house during the time I owned it. Am I eligible for a capital loss on my income tax.Thanks
