Best way to spruce up my house for selling?
I have repainted and recarpeted the entire house, and a new high end furnace central air combo. These are the remaining problems 1 hideously 70s non working 2nd bathroom2 unattractive and unsafe 70s kitchen complete with holes in the wall 3 weed and dead shrub infested yard4 70s aluminum siding the wide stuff that is misaligned and pink5 cracked foundation6 unsafe balcony on roof with no railingI've read some things that say that it's best not to remodel before selling because you won't get your money back. but I find it hard to believe that this would be true in all cases. For example, most of the things on this list would make me say, 'no way ' if I walked into my house, even if I had every intention of remodeling. If the house looks unsafe, or sloppy, then it makes you wonder what other problems are lurking that may not be as visible. That's only for the potential buyers who could get past the low 'curb appeal' of my house. Thanks for any input

I have a 2 bedroom house for sell in a small town. It's been on the market since the end of Jan and nothing. It's listed w an agent, but no one in our area is interested. We're almost out of money and can't afford the mortage & utilities. Any tips on how to get this house sold ASAP? The house is for sale and in the remarks part of the listing says NO WARRANT , what that means?Thanks But what is the difference with sold as is? all the foreclosures are sold as is, nobody warrants the property > > ? please explain
I have my house for sell, do my tenants have a legal right at being at all the showings?
My tenants insist on being at all the showings?And are not always able to get off work at the times my agent wants to show it. Therefore they have said no many times. These are friends of mine and I have told them I will be at all the showings and will watch there things. Do I have a right to let them know 24 hrs prior and let the agent in myself?
Buying a house for sell by owner?
If I buy a house that is being sold by owner... Does that mean My hubby and I pay her instead of the sellers? We talked before to her about what they charge and she said the sellers agent and her split the cost... ? Or something.. Just wondering.We do not have a contract with the agent. We are using her to look at houses.... But have no contract as of yet.And I know that there is at least ONE house that I like that if for sale by owner.
