When a listing agent lists a home for sale by owner do they make sure that the home is payed off first?
I am trying to purchase a home through contract for deed and trying to make sure this is a legit deal. I contacted the county auditor and they said that there are property taxes still being paid by wells fargo chase bank. And paid April 27 & Oct 5th. I wanted to make sure this owner actually owned the property he is trying to sell. They did say that the owner I have talked to does actually own the home and has owned it since 2008. It is on a bunch of listing websites for sale to include the main one in MN that is a legit website. Does the realtor make sure they actually own the home free and clear before they list it. Do they do their homework and make sure this is for real?

I have no realtor. I am buying a house that is for sale by owner.I have a mortgage officer thats it.The lady I am buying the house from's mom is a realtor. She drew up the contract for us and my mortgage guy approved it. Now its time to give them the 1000 earnest money.Mortgage officer says give them a cashiers check made out to the title company.The seller says they need something made out to them, incase we back out we already have once The contract states that if the mortgage is denied then we get our money back thats the only way.Thats the only way we want our money back because we love this house and want it So basically , since we have no realtor who does the check need to be made out to? and does it really even matter?I do not think the sellers are being shady its just that we backed out once before on it and so now they want 1000.00 and it made out to them since if we were to back out the check would go to the title company not them.

I am looking at buying a mobile home that is for sale by owner. There is no attorney involved and I am trying to make sure I am aware of everything that I need to know. The lady is living in the mobile home now so I am not sure what inspections I will need. To be honest, I am not sure what I need to do at all. At this moment I am awaiting to see if the loan for the home will go through. I was told by the bank that the seller pays closing cost and the buyer pays for any inspections needed.
