Earnest money on for sale by owner home?
I have no realtor. I am buying a house that is for sale by owner.I have a mortgage officer thats it.The lady I am buying the house from's mom is a realtor. She drew up the contract for us and my mortgage guy approved it. Now its time to give them the 1000 earnest money.Mortgage officer says give them a cashiers check made out to the title company.The seller says they need something made out to them, incase we back out we already have once The contract states that if the mortgage is denied then we get our money back thats the only way.Thats the only way we want our money back because we love this house and want it So basically , since we have no realtor who does the check need to be made out to? and does it really even matter?I do not think the sellers are being shady its just that we backed out once before on it and so now they want 1000.00 and it made out to them since if we were to back out the check would go to the title company not them.

My house is on the market For Sale By Owner. I've already paid to have it listed in the MLS & on Realtor.com. We have had some activity, and are extremely motivated to sell, what else can I do? I'm having open houses all weekend long. I need the house to sell, otherwise we will be in foreclosure shortly because my husband lost his job. The price is super super low, I just need to get the word out ... any ideas?

What should I list as the closing date? I have been pre approved for the loan, but need to finish the loan process and the home needs to be appraised and inspected. How do you close on a for sale by owner home?
We have our house up for sale ourselves and someone just made an offer. They're getting a FHA loan and said that we would probably need to pay closing costs, but I can't get anyone to tell me what those are or how much they'll be. which will make a difference in how much we take on the house Also, since they're going through a mortgage company do we still need to have our own lawyer? Any advice you can give would be appreciated.Thanks for all the sarcastic remarks so far. They've been very enlightening. I am seeking professional help and have several family members who have sold their own houses, but I wasn't in contact with them at the moment so thought I'd just see what other people had to say. It's no more stupid for me to ask this kind of question than it is for all of you to answer it. Further more, I never said anything about a contract I'm not dumb enough to sign my name to something until I know for sure what I'm paying. And I don't need a money seeking real estate agent to tell me that If none of you knew the actual answer to my question then you could've just not bothered to respond.
