Did my real estate agent commit an ethical violation?
Did my real estate agent commit an ethical violation?We are trying to sell our house. We had someone come to view our home that did not have an agent, so our agent showed them the house. Our agent told us that they requested that she send them comparable houses in the area. I found out that she is now representing them and showing them other houses. The commission that we will have to pay to sell our home is over $10,000. I know that the buyer's agent and the seller's agent split the fee. It appears to me that she has sold us out to pick up a buyer, a clearly easier commission right now. However, she did so by selling us out. If you think about it, If the average income is about $43,000, the average person would have to work 40 hours a week, 5 days a week, for three months to earn that commission. I think that at a minimum, we should be able to expect that for her to EARN that $10,000 she should be doing more than answering the phone when people call, and that she have our interest in mind more so than the commissions of possible buyers by steering them away from my home. What is everyone else's opinion on this?Rick B. So, since I do commercial loans for a living and can do ALL of the back end stuff myself, I should have just paid a MLS listing service and answered the phone myself to save the $10,000? People hire Real Estate agents to sell their home. Are real estate agents really that worthless? I hope that people are not hiring you .

What can I ask my estate agent to do?
I've had my house on the market for about a month now and had no intrest, the house is presented very well and i put it on the market for 5K less than what the estate agency suggested, I paid extra for premium listing on rightmove but I have not had any interest yet. I have given my estate agent my keys. Is there anything else I can do?

What do I need to know about getting a referred real estate agent to help me buy a particular house?
Ok I am interested in a house. The listing agent already showed us the house and we are ready to make an offer. We are not actively seeking a house but figured we'd see if we can get this one. A neighbor that I used to live next to, his wife is a real estate agent. I would like to use her from this point forward to submit our offer and so on. Is there anything I need to know before calling her, as far as not getting screwed? Do I need to sign anything with her? Anything I should be aware of? We are not sure what to watch out for. We were even going to submit an offer ourselves and if accepted, we were going to hire an attorney to help with the rest, or should we get an agent first to submit it. We are stuck on this issue, please help. I heard some buyer agents may be working for the seller as well and to watch out. We lived next to them years back and her husband was a friend of the family, but people change when it comes to money and we want to protect ourselves. Please help, thanks.

Why are real estate agents generally such slime buckets?
They're one step above used car salesmen in my opinion but they think they're on the same level as doctors, engineers, attorneys, etc.

How much did you earn on commission your first year as a real estate agent?
IF YOU DON'T MIND ANSWERING. I know it is hit or miss with selling in real estate and I know it takes awhile to establish business. Im not looking to become a millionaire over night or even close, but I do have high hopes. Is 20,000 your first year too far fetched?I have been studying my butt off. Haven't taken the exam yet or got my license but I am as soon as I feel im ready. I have been doing my own research reading books, websites, talking to people on mastering the art of real estate. I don't want to get in over my head so I am getting the most out of any type of training and learning as I possibly can before taking the step to get certified and licensed. My fiance pays the bills, I don't do much but stay home with his daughter. Shes outgrown a babysitter so now I can work full time. I have been on unemployment and will be until the end of the year, and i only bring in 700$ a month with that. So 20000 would be an upgrade for me.I have my own office in my house equipped with mostly everything I need.my fiance and I both have huge families and a lot of friends so hopefully that will get me in the door. I will put in 40 50 hours per week and I am completely determined. I want to be both a sellers and buyers agent.I am the one who actually found my fiance and I's house by frantically looking in the MLS and drive by's all day long. We called HER everytime we found a house we liked. My realtor at the time stunk as an agent. She didn't find any houses for us at all, and never answered her phone, and was always busy. SHE HAD ANOTHER JOB AT WALMART TOO So I feel like I did most of the work. So I basically found the house of our dreams MYSELF and bought and paid for it. She still made $1500 off of our sale, so I am confident that if our crappy realtor can sell a house, I sure as heck can.What are your opinions? Do estate agents accept people who work through a temp agency?
The job is in another area from where i currently live and is working for a company via a temp agency. I will need to rent an apartment in the locality, but do not know if estate agents will accept people who work through a temp agency. If not, it will not be possible to accept the job as i will have nowhere to live

Real Estate Agent Dilemma and New Home Construction?
We fiance and I have been working with a real estate agent for about 6 months trying to find a new home in our area. However, the inventory here does not really offer what we are looking for so we decided to explore new construction.When speaking with a builder today I mentioned we have been working with a real estate agent and asked when he would get involved. The builder said he would advise the agent only work with us on the land purchase and if he were retained for the completed home purchase the builder would have to charge extra to account for commission. The builder advised us not to retain our real estate agent for the home purchase.Does something sound fishy here? On one hand it sounds reasonable that the builder would have to charge extra for the real estate commission. The commission is a lot of $$$ and I obviously want to save $$$ if I go with the new home option.However, it seems wrong to throw our agent to the curb when he has been working with us and has been genuinely helpful the past 6 months. Based on our research the builder is reputable and we obviously like our agent.Any advice would be greatly appreciated

Estate agent introduced us to a buyer, we took of market and are now selling to that same buyer, need help!?
Basically we had our house on the market and a buyer looked at it several times at which point we decided we no longer wanted to sell the house and took it off the market. Months passed with no contact to that buyer until she posted a letter through asking to buy at a larger price than the market price if we let her view it. She clearly loved the house and it was a great offer so we let her look around the house again and she decided to buy it. So now all of this is going through and our neighbour has told our old estate agents who introduced us to that buyer that were selling. Are they entitled to any commission or anything like that?Thanks,
