I'm looking for some " out of the box" ideas for commercial real estate marketing. We have a property that has been vacant for several years. We've advertised it with no luck... now we're looking for other strategies to advertise the property. Serious answers only please and thank you

What is the typical rental return on commercial real estate?
I know all real estate is local, but there is a " rule of thumb" for rental apartments that monthly rent should be 1 % of the price of the real estate. Locally actual real estate prices for apartment rentals are running closer to 0.85 % to 0.95 % for actual rental rates . For a piece of commercial real estate land plus a oil change type building what would be the rental " rule of thumb" ? I am thinking of buying a property that currently rents for 1.4 % monthly of the property price. The person leasing the property pays the taxes, utilities and all property upkeep . I know that rent is market driven but is that a typical rental rate? If not, what is the typical range? There is a lot of apartments for sale and rental price information is readily available but commercial real estate is tougher to get info. This question is for any commercial real estate professional reading this message. I am doing some career investigation and my interest in commercial real estate was peaked while driving around my town and seeing some vacant commercial real estate for lease. I love viewing properties and am curious of the entry level opportunities one might seek out to enter the business. Having a strong desire to show commercial property to potential lease customers, I am eager to learn more about entering the industry. I'd like some insight into the pro's and con's of the business. What certifications must one seek out? Is it a commission business like residential realtors? Any info appreciated.

anyone with experience believe this to be possible?i'm working towards my commercial real estate license already, but i'm thinking that i could also eventually get my license as a mortgage agent. as far as i know, commercial real estate transactions take several months to close, so i'm thinking that i could focus on commercial leasing of industrial, office, and retail while filling the time with brokering residential mortgage deals. this may not be the best in the future once i get more business main goal is to be a commercial real estate broker , but at the start one could supplement the other. obviously both will require many hours week, and collectively even more, but i'm willing to do that. thanks.
