Im a commercial real estate agent but I want to also do residential, is this possible?
i know there are some offices that have a dual license where they specialize in both but the office i work for only does COMMERCIAL transactions.I have my salesperson license in California and want to know if I can be an agent at a commercial broker AND a residential brokerage?Im guessing the answer is no but i'd like to hear of any suggestions besides going with a dual agency.Also,is it legal for me to help my friend who is doing a FSBO by receiving calls on their house for them? They are moving to india and dont want a listing agent so they just want me to open the door for anyone who wants to see it put out signs with my number on it but not my commercial company logo anywhere

How do I attract more business as a commercial real estate agent?
I've been a commercial real estate agent for about 4 yrs now, and I still don't have a steady flow of client le. Anyone that's done brokerage knows that its tough, any specific suggestions would be helpful i.e. cold calling, listings,etc. Not really looking for a pep talk I can stay motivated.Thanks

I own 1 apartment building in a 38 building apartment complex in a Chicago suburb Glendale Heights . Our owners association is debating whether to completely renovate our damaged inground pool for $70,000 or close it completely. Each building has 6 units with 2BR 1BA, 980 square feet each, and about 5 years ago these buildings were going for about $600 $650K each I assume they're worth significantly less now, maybe $500K .If we rebuild install a completely new pool for $70K, how much more will that add to the value of our 6 unit apartment buildings? Or, if we close the pool, how much do you think the value of our buildings would be affected on the downside?When responding, please indicate your experience level with real estate, so it can help me evaluate your responses. Hello, i want to get my licence to sell commercial real estate and aside from doing the real estate courses provided by OREA, what other type of education would you recommend i have? I'm not interested in a bachelor's degree as i'm not doing this to get hired, but to understand and be capable of doing the tasks that are a part of a commercial real estate agent's day.I know i'll need negotiating skills, interpersonal skills, self discipline and time management, communication skills verbal and written , marketing skills, and general business knowledge. anyone with experience believe this to be possible?i'm working towards my commercial real estate license already, but i'm thinking that i could also eventually get my license as a mortgage agent. as far as i know, commercial real estate transactions take several months to close, so i'm thinking that i could focus on commercial leasing of industrial, office, and retail while filling the time with brokering residential mortgage deals. this may not be the best in the future once i get more business main goal is to be a commercial real estate broker , but at the start one could supplement the other. obviously both will require many hours week, and collectively even more, but i'm willing to do that. thanks.
