How do you buy investment property with a home equity loan?
My husband and I are thinking of purchasing an investment property by way of using a home equity loan on our first home. Is this a smart thing to do? what are the down sides of it? We don't have money of our own in the bank to do it, but it seems like a good time to take advantage of the changing real estate market.

Anyone know of any good sources for such hard money?I am speaking for buy investment single family homes and also buying, apartment building all the way up to 6 units.For example, will anyone still base the purchase money loan based on a strick 65 % of the current appraisal value of the property, and be satisfied with their security of their 65 % LTV or allowing a seller second mortgage for the balance. I know that these types of loans were being done as long ago as 10 years ago or longer, and more than likely even in recent years. I also know that lending guidelines have become more conservative lately. But what I also know is that there are usually some lenders out there who are willing to do some loans outside of the box.So my question is simply whether anyone knows of any such lenders who loan nationwide.
Ten of us would like to set up a company to buy investment property pooling our money. How do we do this/?
Right now it is very difficult to get a loan from a bank or mortgage broker. I would like to form a company with about 25 30 investors that would each put in $4,000 $5,000. This company would be able to buy investment properties like townhouses or condos for rentals. There are so many fabulous deals out there right now, it is the perfect time to buy. I already have 3 townhouses. One of them is mine and I have partners on the other 2. We have a great working business model and we net a very good profit. Our goal is to own about 10 of these units over the next 2 years.How would I go about setting up the company and how can I find investors?Right now we have an LLC.Any information on this would be greatly appreciated.

Should I use a Real Estate agent to buy investment properties?
I just bought my 1st home and now want to start buying some investment properties. I am looking to invest maybe $100K real money per year for a few years, so maybe buy $500K worth of properties per year. I was thinking of buying properties myself and because of the tough times just saying that I want 1 2 the agents fees in the contract for myself. I however am in my 20's and know little about real estate investing. I do wanna learn it for myself and definitely have a mind for it. I do know a very good agent that I trust but it feels wasteful giving $15,000 that I could keep to someone else per $500,000 I spend. I just wonder if it is worth it because I could make a mistake worth a lot more than $15,000. Driving myself around and setting up appointments seems easy enough though and my attorney my good friends dad could help me with negotiations?Any and all advice is appreciated.
I bought investment property with a partner. My name is on the mortgage, our names are on the deed.?
The property is worth less than what we paid however he is wanting money to be bought out. Can he legally ask for money to be bought out if the property is worth less than what we paid? How else can I get him off the deed without paying him?

Buy investment property with or without an LLC?
Currently I own my home and I am looking to buy another as an investment. For protection and tax reason I heard it is best to own the investment as an LLC. Is it better to buy the investment property under my own name and transfer to the LLC later? Or should I start an LLC then buy the property?
