When selling your home using a realtor, may a counter-offer include less commission to the buying agent?
As I've done 4 times before, I'm selling my house myself using a " flat fee" type of realtor to get on the MLS. Part of the agreement is usually stating a percentage commission that is available to the buyer's agent.With this market we may expect some offers less than what we desire. I'm wondering if our counter offer can include the buyer's agent accepting say 1.5 % commission instead of 3 %? Is there anything legally or contractually to prohibit such a counter offer?

I want to offer an extra commission to the agent that brings represents the buyer of my home. I prefer to offer a fixed amount structured like" $2000 cash to the agent that represents the buyer of my home if it sells within 90 days of listing, and if the purchase price is within 3 % of my current asking price" . I want to make sure such an agreement or offer would not scare away any agents, nor would it violate any real estate agent brokerage agreements or ethics related policies. My goal is to motivate the market...so is it in my discretion to offer whatever creative perks incentives I am comfortable with and know that if an agent decides to turn down the offer, no harm done? Obviously I don't want to leave the cash offer open ended because if the house takes a long time to sell or I am forced to accept an offer that leaves me little equity, I don't want to offer the cash.

I called the listing agent of a house for sale, he wasn't available, but they said another agent can show it. I said I wanted to deal with the listing agent. They told me he wasn't available today. So a woman called me back another real estate agent from that office and made an appointment to show the house. Then she starts telling me that she is figuring out what the mortgage would be for me, getting an estimate on the insurance and adding the taxes in there so I know what I was dealing with as far as a monthly payment goes. Did she just weasel her way into the title of the buying agent or whatever its called when the buyers are also represented by an agent ? Can the listing agent and the buying agent work in the same office? Or is the listing agent considered " THAT OFFICE" and she's just being nice? First time home buyer....very stressful.

My realtor is working as the selling and buying agent. I like her a lot but, am not sure that I am being represented properly. The buyers are going for an FHA loan and this house is an old farm house that we have a home warranty on but, was selling pretty much as is. In the offer there is no earnest money I have renters in this house and do not want to lose them if this deal goes south . The offer is for 105000. What would be an appropriate amount of earnest money? There is also no limit to repairs. She wrote in that the limit was fha or rd requirements. To me it sounds like I am agreeing to anything that they think needs to be fixed. Please help. I don't know what to do and I can't afford to get screwed in this deal.ok, now she is saying that they are doing an RD loan and that they are young and have other stuff that they have to pay so that is why no earnest. Also she added that the RD loan is 100 % financing.
