If a listing agents contract says 6%, does that mean it get divided between the buyers agent and the seller's?

I am currently looking for a house and am not wanting to be represented by a buyers agent please no posts about why I need a buyers agent . With that said, I called a listing agent to tour a house. When I showed up, there was a buyers agent from the listing agent's company there to show the house. If I put an offer in on the house, will the buyers agent from this company receive commission 3 % as well as the listing agent 3 % ? My hope is to have more wiggle room on the price because without my own buyers agent, the commission that was due may be able to lower the price substantially. Thanks for your help.

I looking to buy a multi family home in Brooklyn, NY asap, I am searching on craigslist and trulia, and plan to visit a few homes this weekend. In reading these posts, it seems like I should have a buyers agent. If i am doing most of the searching myself, what will they be expected to do, and how do I find a buyers agent. I have tried getting recommendations from friends and have looked on craigslist already. Also, if i do find a home myself, should i ask the listing agent to credit me some of the money they would have had to give my buyers agent if I had one. thanks

I went to an open house and fell in love with it. I want to put a bid on it. A friend told me to get a " buyer's agent" . She said the listing agent is the " seller's agent" and her job is to make sure that the seller gets the best deal. I feel really awkward bringing in a new agent at this time. I found this place on my own and the listing agent has showed it to me three times. She has lied to me. After each showing, she called to tell me that she had another offer and she was going to hold it from the seller, to give me a chance to get my offer in first. I personally feel that I am the only one showing any interest in this house. Its been on the market for over 200 days. How mad is the listing agent going to be if I bring someone else in to help with the contract?

Would we do best to use the listing agent or to find a buyers agent to do so?Also , we want to make our offer with the right to have a home inspector go through it first to check for Chinese drywall etc . How does that work? That is, do we write it up to say $xxx w right to inspect then they accept we have it checked out then buy it? Any advise is appreciated.

I was wondering this. I am starting my Real Estate career next month and thought about buying a house for a while. I was curious if another Realtor could tell me if I could be my own agent to essentially get even more money off of the listing price of the house and into my pocket? It would be nice to knock off $6250 off of a $250,000 house, although theres the taxes off of that check as well and whatever split I have with a broker and the % I'd get. haha thinking too far ahead, but yeah, if anyone could let me know that'd be sweet
Is my realtor (buyers agent) doing his job?
We are looking for a home in Savannah, GA. We are in a low price bracket and I think either my buyers agent doesn't really care about the deal, or he's just not that good. I've never had a realtor of any kind before, though, so I'd like some other opinions.I've never seen his office... don't even know if he has one. We met for the first time at Starbucks and he brought his wife. She also tagged along the next day when we viewed the first few houses. We have seen six places with him so far, and I have brought him the info on every single one. I came to our first meeting with this list of homes. He has yet to show me a house I haven't already seen on the internet, or send me interesting listings.Yesterday we saw a house we really liked. He knew we were excited to see the inside of it because we love the lot. We saw the house around 5pm. Last night I emailed him about maybe making an offer, and this morning, before 9am, he tells me it's under contract. It seems to me that it was likely under contract while we were there and he just didn't bother to find out. Also, while viewing the homes he does not tell us anything about it. On TV the realtors walk through with you and tell you about the property. At least open the door and say, " This house is 4 bed, 2 bath, and 1200 square feet." The guy says nothing unless I ask.Should I find a realtor who seems more into his job, or will no one care about me because I only want a $40,000 home which we have plenty of ?
