When you're a real estate agent. Do you have to choose to either be a buyer agent or seller agent?
OR are you automatically both?

I'm suspicious because the listing price on the property is now lower than it was before our offer. We were the only offer at the time. After waiting almost 2 weeks for a counter offer, the day we were to get the counter, we were told by our agent they received another offer that day. That's when I noticed the listing price reduced. Buyer Agents who make an appointment to view a house being sold w/o their clients, is this a red flag?
My family is trying to sell our house in NJ and down size due to personal reasons beyond our control. So far there have been 4 appointments. 2 of the buyer agents brought their clients with them, but the other 2 buyer agents did not have their clients with them. They said they would bring their clients with them but they have not gotten back to us. I'm suspicious if these are really buyer agents or rival seller agents trying to look inside to spy and see what damages are in the house to get dirt on us and use it against when we sell. The house is listed as being sold " as is" . People do not list they're selling their houses in my neighborhood until March April. What are some alterior motives for an agent wanting to get inside the house and what are some red flags to avoid?I know I might sound paranoid but real estate is a cut throat, dog eat dog business. especially nowadays

I have come across a buyers agent that is also a property manager for short term apartments. Any Conflict?
I am moving out of state, and want to buy a condo in the new city I am moving to. I have come across a buyers agent in the new City who is also associated with a company that manages an apartment complex. This agent says that he can set me up with a lease in an apartment while he acts as my buyers agent, and that the end of the apartment lease can be tied to the closing on a new condo. This sounds like a great setup for me, because I don't want to be tied into a lease when I am ready to close. As with all things that sound too good to be true, I am left wondering what the downside might be here. It sounds like a win win for all the parties, and I am having finding enormous difficulty finding anyone that will lease for less than a year. Any thoughts?

Do you really need a buyers agent?
I went to an open house and fell in love with it. I want to put a bid on it. A friend told me to get a " buyer's agent" . She said the listing agent is the " seller's agent" and her job is to make sure that the seller gets the best deal. I feel really awkward bringing in a new agent at this time. I found this place on my own and the listing agent has showed it to me three times. She has lied to me. After each showing, she called to tell me that she had another offer and she was going to hold it from the seller, to give me a chance to get my offer in first. I personally feel that I am the only one showing any interest in this house. Its been on the market for over 200 days. How mad is the listing agent going to be if I bring someone else in to help with the contract?

If I list FSBO on the MLS using a flat fee provider but offer 4% to buyers agent will that help sell faster?
There is a service where for $235 I can get listed on the MLS,but I get no other help from the company with regard to selling my home.I was hoping to get a full asking price offer several good offers,because I was willing to pay 4 % instead of the normal 3 % that the buyers agent gets from the listing agent.

I was wondering this. I am starting my Real Estate career next month and thought about buying a house for a while. I was curious if another Realtor could tell me if I could be my own agent to essentially get even more money off of the listing price of the house and into my pocket? It would be nice to knock off $6250 off of a $250,000 house, although theres the taxes off of that check as well and whatever split I have with a broker and the % I'd get. haha thinking too far ahead, but yeah, if anyone could let me know that'd be sweet
