How to obtain a loan to buy land?
I am wanting to obtain a loan to buy some land. The land will be used to build a house on in the next 1.5 2 years. What is the best way to go about this? Can you get a construction loan for that far in the future without having the house plan picked out? The land is VERY reasonable right now and will more than likely be gone by the time we are ready to build. We do not want to build yet, because we are waiting on our oldest child to graduate from the school she has been attending. Ideally, we would want to roll the land and house into one payment, but can keep it as two loans if needed. We live in Alabama and it is in a rural area. Any information would be greatly appreciated.We have the type of house and possible floor plan we want to live in until we die hopefully we have a few years left . I do understand what goes into building a house and we have decided if we are going to spend money on a house it should be the one we want and where we want. I only need some info about the loans for land such as the different types lenders to explore.

However the estate agent has told me there is not written consent for the use of this land for access although the current tenant has done so for the last 10years with no trouble. Need advice on a budget for buying land?
Let's say I was approved for a $400,000 new construction loan and wanted to buy as much land as possible. The house I plan to build would be a one story 3 4 bedroom house with 3 bathrooms. How much should I look to buy land for? Should I use a 50 50 formula where I find land for $200,000 and have the house built for $200,000? I can't find more advice on on how much to put aside for land.
Buying land and a house?
We are wanting a small home and maybe 4 acres of land. It is hard to find houses where I live that actually have a home on it, they are usually trailer homes, and the last tornado here convinced me that I dont want one of those. Would It help me to buy land first and pay on it in a couple years first an then build a house on it? Or build and buy all at the same time? Is buying any different than building? We want cheap, but I have not seen any decent houses already on acreage. In the past year, all the ones I've seen we're elaborate $500,000 homes and such. Definately not what I need. It's possible one may come available, but until then, what should we do? Go ahead and buy the land, or wait and buy land and build house?
