How to become a Top Listing agent Real Estate?
I am really fustrated right now in my real estate career...I am 24, been in this industry for 3 years...I have made a decision to make it my career, and want to be the best at what I do. But I really don't know what I need to do to become a top listing agent. I have lots of buyers, but they are very tiring. I don't know how some agent who have 20 or more listings, how do they do it... can a experience agent give me some world of advice.
Whats the worst thing an estate agent/ real estate manager has ever made you say?
Have you lost your temper with them because they are just so unbelievably slimy, rude and underhand?I say this because I was just on the verge of being really rude to an estate agent, as he was misogenistic, patronising and refused to pass on my offer which was within 4K of the asking price despite the fact that the law in the UK says they should pass on all offers to the seller. To stop myself exploding, I decided to put my offer simply and plainly in writing and sent it by recorded delivery. Will this work? Or should I have accepted I was getting nowhere and just given in.I have a family member who is an estate agent...I know they're not all bad, its just the good are outnumbered these days by the rogues.
Can a listing in the MLS offer sliding commission scale to buyers agent? ( real estate )?
For example Can you say in the listing... " 3 1 2 % to buyers agent if property sells for more than 250K .... 2 1 2 % to buyers agent if property sells for 250k or lower. " I am assuming that it can....as everything is negotiable. Would this be something you negotiate with buyers agent after the offer is made.Eg. The buyers agent's client bids 240K ... is this when the seller would tell the buyer .... " okay, i'll accept if you lower your commission to 2.5 % .... " or can you simply state that in your mls listing?thanks in advance.
